I’m a Texas REALTOR® with Better Homes & Gardens Real Estate Senter, REALTORS® in Abilene.

Buying or selling a home is usually the largest financial decision most people make outside of retirement.
Most real estate sites treat it like a shopping problem. I don’t.
I treat it like a decision with constraints: income, credit, cash reserves, timeline, and risk tolerance.

I’ve lived in Abilene since 1986, and I’ve watched our market move from decades of unusually low prices to today’s replacement-cost reality.
That long view matters, because it changes the questions we ask—and the expectations we set—about what’s “normal” and what’s achievable right now.
